This page says plainly what Solid Funding is, what it does, and what it does not do. If anything here conflicts with something said on a call or in an email, this page is the one to rely on.

We arrange financing. We are not the lender.

Solid Funding is a mortgage brokerage. We take a deal to third-party lenders and arrange the loan; in most transactions the money comes from one of those lenders and not from us. We are paid for arranging the financing. Who pays us, and how much, is disclosed to you in writing before you are asked to commit to anything.

Business purpose, investment property only

Every loan we arrange is for a business or commercial purpose and is secured by non-owner-occupied investment property. We do not arrange consumer mortgages. A loan arranged through us may not be used to buy, build or refinance a dwelling that the borrower, or a member of the borrower’s family, occupies or intends to occupy.

This matters to you as a borrower: business-purpose loans are not covered by the consumer mortgage protections that apply to a loan on your own home. If you are looking to finance a home you intend to live in, we are not the right firm and we will tell you so rather than taking the enquiry.

Nothing here is an offer or an approval

No page on this site, and no figure or product described on it, is an offer of credit, a commitment to lend, a pre-approval or a guarantee of terms. Every loan is subject to the lender’s underwriting, an appraisal of the property, a title review, and final credit and property approval. Rates, fees, terms, advance amounts and holdback structures vary by lender, by borrower and by property, and can change without notice.

Fair lending

We do business in accordance with federal and state fair lending law. We do not discriminate on the basis of race, colour, religion, national origin, sex, marital status, familial status, disability, age, or because any part of a borrower’s income comes from a public assistance programme, or because a borrower has in good faith exercised a right under the Consumer Credit Protection Act.

What we do with what you send us

An enquiry sent through this site is used to answer you about that deal. It is not sold, rented or passed to anybody outside the people working on your enquiry, except the lenders we approach on your instruction. The privacy notice sets this out in full.

Appraisals and third parties

Appraisals, title work, insurance and legal work on a transaction are carried out by independent third parties. We may order or coordinate them on your behalf; we do not control their conclusions and are not responsible for their work or their fees.
