What we arrange
Hard money
Purchase and rehab in one facility — an advance at closing and a holdback drawn as the work gets done. For the deal that has to move before the seller finds somebody else.
30-year investment property loans
Long-term debt on rentals, underwritten on what the building earns rather than on your tax return. Single family through small multifamily and mixed use.
Refinance and cash-out
Take the hard money off, put long-term debt on, and pull out the equity the work created so it can go into the next one.
Partner and LLC buyouts
Financing to take a partner out and keep the asset, instead of selling a building that is doing exactly what it should.
